Reconstruction of Dominik Čipera’s villa to serve as the Zlín Region’s Cultural and Creative Center

In 2023, the Zlín Region, as the future investor, submitted the project “Reconstruction of the Čipera Villa” to the Ministry of Culture of the Czech Republic. The project was approved, included in the National Recovery Plan, and co-financed by the European Union’s Next Generation program.

Project Documentation

The subject matter of the project documentation is the reconstruction of the Čipera Villa, a listed cultural monument, including all ancillary buildings, facilities, and gardens located on the property.

Given the building’s previous use by the Zlín Children’s Center and the fact that the villa is a protected historic landmark surrounded by a park and gardens, the project required the collaboration of an architectural firm, historic preservationists, and landscape architects.

The reconstruction itself began in late July 2024, and its full completion, handover, and final inspection took place on 15 December 2025.

The reconstruction covered both wings of the Čipera Villa and the gardener’s house, as well as the adjacent park, the garden and the access roads.
